WACO, TX, UNITED STATES, October 7, 2026 /EINPresswire.com/ -- On September 24, the City of Waco led a formal groundbreaking ceremony for the commencement of the Barron’s Branch District’s public improvements, moving a vision years in development into physical construction of its first phase.

The ceremony launched an approximately $180 million infrastructure investment in Barron’s Branch, unlocking this district for transformation as a live-work-play destination in downtown Waco along the Brazos River, with completion anticipated by Spring 2029.

The public anchor of this new district will be Barron’s Branch Creek: an entirely new urban waterway running through more than seven acres of city-led park space featuring waterfront trails, outdoor plazas, water features, event lawns, an entertainment pavilion, and a sculptural pedestrian bridge.

This public improvement initiative is only the foundation. The roughly 30-acre Barron’s Branch District is anticipated to catalyze more than $800 million in private investment, forming a new mixed-use neighborhood of homes, restaurants, shops, and workplaces surrounding the creek.

Following its selection earlier this year as the developer for three waterfront parcels within Barron’s Branch, Propertize Ventures is moving forward with pre-development work on a comprehensive mixed-use program designed to bring new residential, restaurant, and retail activity to the new waterfront district.

This places Propertize Ventures among the first private development teams participating in what is expected to become one of the most significant transformations of downtown Waco in decades.

The broader Barron’s Branch effort represents a coordinated public-private approach to creating a more connected downtown, pairing major public investment in parks, infrastructure, and walkability with private development capable of bringing residents, businesses, and long-term economic activity into the district.

Propertize Ventures’ proposed sites are envisioned to include over 200 new housing units, ground-floor retail space, a riverfront restaurant, and structured parking. The overall proposal represents nearly $100 million in potential private investment.

That mix is intentional. Rather than treating housing, retail, and public space as isolated projects, Propertize’s goal is to cultivate an environment where each element reinforces the other: residents support neighborhood businesses, restaurants and retail activate walkable streets, and high-quality public spaces give people reasons to stay, return, and experience downtown differently.

The company expects the months ahead to focus heavily on development fundamentals, working alongside the city and key project stakeholders to refine the program and ensure the project responds both to the economics of the site as well as the broader objectives for the Barron’s Branch District and downtown Waco.
